    房价走势初探

    最近蛮多朋友问我关于房价的情况。简单记录如下:
     
    房价从2009年开始至少要跌3年
    09年前四个月的天量5万亿贷款让开发商缓过一口气。按照当前存款准备金率计算(超额准备金率降了55%至2%左右),5万亿投进市场里将因乘数效应而产生约30万亿货币,这些热钱无头无脑地涌进股市,造成近期股市小幅上涨;涌进房市,造成近期房市回暖。但这只能将惨状延迟12-18个月,而在此期间将会有不少房产老板卷款潜逃。而香港上市的中新地产已经成为第一具尸体。
     
    退房迹象增强,表明消费者信心持续下滑。
    房价将跌至三分之一。上海中环内的房价我认为合理价位为5,000 RMB/sqm。
    珠海为3,000 RMB/sqm, 惠州为2,500 RMB/sqm
     
    未来3年内不要买房。如果真的要买,不要买2005年以后建造的房子。这些房子较多存在质量隐患。
